The Study Your Bank, Free Zone or Investor Asks For

Usually you need a feasibility study or business plan for one of a few reasons — a bank wants it before a facility, a free zone or licensing authority wants it to open or set up, or you want it before committing your own capital. Whatever your reason, we prepare it — and because we're chartered accountants who audit across most UAE industries, the numbers are benchmarked against what real businesses actually earn, not template figures.

Why SKM

An Auditor's Feasibility Study Carries More Weight

SKM is a firm of chartered accountants in Dubai since 2006 and an approved auditor, with Big Four experience at KPMG, Deloitte and EY. A study is only as good as its assumptions, and ours are grounded in what we see across thousands of audited accounts. (Registered as an approved auditor across most UAE free zones.)

Real Industry Benchmarks
We audit across most UAE industries, so we know what genuine margins and costs look like — and project on that, not guesswork.
Independent Third Party
Banks and authorities want the study from an independent professional firm — not the promoter. As chartered accountants, that's exactly what we are.
Defensible Assumptions
We state assumptions openly and stress-test them, so the report holds up when a banker or authority examines it line by line.
Fair, Transparent Fees
A clear, fixed quote — transparent and never overpriced. We value the client over the invoice, and we're confident you'll find it fair for the quality you receive.
Experience Across Industries

Feasibility Studies by Industry

We've prepared studies from heavy industry to consumer retail. A selection of the sectors we work in:

Manufacturing & Industrial
Factories and plants — including industrial land allocation in the UAE's free zones. We've helped companies set up manufacturing operations in Abu Dhabi and beyond. (See our free-zone section above.)
Hospitality & F&B
Hotels, restaurants and food & beverage ventures — demand and footfall analysis, location and format, and the financial projections a lender or franchisor expects.
Real Estate & Fit-Out
Development and turnkey fit-out projects — including furniture manufacturing for 5-star hotels, villas and offices. Yields, absorption and cost modelling.
Retail & Trading
Trading and retail ventures — furniture, high-end fashion and leather goods. Channel and format decisions: hypermarkets vs express outlets, product mix and market share.
Healthcare
Clinics and healthcare facilities — capital requirements, licensing-linked projections and the business plan often required before a health-authority licence.
Education — Schools & Nurseries
School and nursery set-ups — enrolment and fee modelling, staffing, premises, and the multi-year plan regulators often ask for before approval.
Entertainment & Leisure
Amusement and gaming venues, leisure attractions — footfall, pricing and capacity modelling for capital-intensive entertainment projects.
Financial Services
New financial-services company set-ups in Mainland Dubai and DIFC — capital, structure and the projections a regulated entity must put forward.
Any Sector — Just Ask
This is a selection, not a limit. Because we audit across most UAE industries, we can benchmark almost any sector. Tell us your activity and we'll confirm it's a fit.

Don't see your industry? Because we audit businesses across most UAE sectors, we can benchmark almost any activity accurately. Tell us your project — we'll tell you straight whether it's a good fit for us.

UAE Free Zones

Feasibility Studies for UAE Free Zones

Setting up a factory or industrial company in a UAE free zone? We prepare the feasibility study and business plan, scoped to your zone and activity. A selection of the zones we work with:

Feasibility Study — JAFZA, Jebel Ali
The UAE's largest industrial free zone, with land plots and ready-built units in the National Industries Park. Heavy, medium and light manufacturing, with Jebel Ali Port access.
Feasibility Study — KEZAD, Abu Dhabi
Khalifa Economic Zones Abu Dhabi (part of AD Ports) — one of the world's largest economic zones, with Free Zone and Mainland options, land plots and build-to-suit for metals, polymers, food, automotive and chemicals. We've helped companies set up here.
Feasibility Study — Hamriyah (HFZA), Sharjah
The UAE's second-largest industrial zone, with large land plots for steel, petrochemicals, food processing and heavy manufacturing, plus deep-water port access.
Feasibility Study — DWC, Dubai South
Industrial and logistics land around Al Maktoum International Airport — well suited to manufacturing, aviation and supply-chain projects needing room to scale.
Feasibility Study — SAIF Zone, Sharjah
Sharjah Airport International Free Zone — manufacturing, electronics, pharmaceuticals and logistics, with fast airport connectivity and industrial facilities.
Feasibility Study — RAKEZ & Other Zones
Affordable industrial land in Ras Al Khaimah (RAKEZ), Dubai Industrial City, DAFZA and more. Tell us your zone — we'll scope a study to its requirements.

We've helped companies set up industrial and commercial projects across these zones, including in Abu Dhabi. Tell us your zone and activity, and we'll scope the feasibility study to match.

Not One-Size-Fits-All

What Type of Feasibility Do You Need?

"Feasibility study" means different things to different projects. We scope the right one for your purpose — sometimes a single focused study, sometimes the full set.

Financial Feasibility

The numbers: start-up and capital costs, working capital, revenue forecasts, operating expenses, profitability, break-even, and return metrics (NPV, IRR, payback). This is what banks and investors examine most closely.

Market Feasibility & Research

Demand, customer behaviour, pricing benchmarks and competitor positioning — and the practical format questions: which channels, which locations, which product mix gives the best market share.

Technical & Land / Site Feasibility

Can it be built and operated? Location and land (including which free zone has suitable plots and at what rates), infrastructure, plant and equipment, supply chain, capacity and staffing.

Business Plan (incl. Multi-Year)

A structured plan describing how the business will operate, grow and perform — including five- or seven-year plans where a licensing authority or compliance body requires a longer horizon.

Tell us your project — we'll scope it first

Every project is different, so we don't quote a flat rate. Send us a few lines on what you're planning and what you need the study for, and we'll come back with a clear scope and a fixed-fee quote.

What's Inside

What a Feasibility Study Usually Includes

There's no single fixed structure — the contents depend on your scope. Some clients need only the financial feasibility; others need the full picture. A typical study draws on some or all of the parts below, scoped to what you actually need.

Executive Summary
The verdict up front — what's proposed, what the numbers say, and the recommendation, in a form a busy reader can absorb quickly.
Market & Competitors
Demand, pricing, customer behaviour and competitor positioning — where it's relevant to the project and the decision.
Financial Projections (5-Year)
Usually the core — capital and set-up costs, revenue and cost forecasts, margins, break-even and NPV / IRR, built on benchmarked assumptions.
Technical & Operational
Whether it can be built and run — location, plant, supply chain, staffing — where the project calls for it.
Risk & Sensitivity
The model stress-tested against changes in price, volume and cost, so the downside is understood, not hidden.
Scoped to You
Headings and depth vary client to client. We confirm what your bank, authority or investor expects, and build to that — nothing padded, nothing missing.
How It Works

Our Process — Scope First, Then a Fixed Quote

We learned long ago that the right starting point is understanding exactly what you need. That keeps the work focused and the fee clear.

1
Tell Us Your Scope
A short conversation on the business, the purpose (licensing, bank, investor, decision) and the depth required.
2
Fixed-Fee Proposal
We define exactly what the study will cover and give you a clear, fixed fee up front — no open-ended billing.
3
Research & Modelling
Market research, technical assessment and a financial model built on industry-benchmarked, stress-tested assumptions.
4
Report & Recommendation
A clear report — proceed, adjust or pause — in the format your authority, bank or investor expects.

Cost of a Feasibility Study in the UAE

Scoped to Your Project
Every study is priced to its scope, so there's no flat rate. What drives the fee is the depth of work — which parts of the study you need, the sector, the data involved, and the format your bank or authority expects. A focused single-area study is a smaller piece of work than a full market-plus-financial or large industrial study.

We know most people don't want to call ten firms for a price. So tell us a little about your project and we'll come back quickly with a clear quote — no obligation. What it costs comes down mainly to which parts of the study you need:

Focused, Single-Area Study
One area only — financial feasibility or market study. Typical for a clinic / DHA licensing submission or a straightforward go/no-go check.
Market Research & Demand
Demand, competitors, pricing and customer profile — to test whether the market is there before you commit.
Market + Financial Projections
The common combination — market study plus a full five-year financial model with NPV, IRR and break-even.
Full Feasibility / Business Plan
All areas — market, financial, technical and risk — for a bank, an authority, or a large industrial / multi-location or multi-year plan.

However big or small, we quote fairly and transparently, and tell you the number up front. We'd rather earn a long-term client than overcharge on a single job — you'll find the fee reasonable for the quality of report you receive. Most studies are delivered in 3 to 8 weeks depending on complexity and how readily the data is available.

To give you a quick quote, it helps to know:

  • Your activity or product, and the business type
  • Scale or capacity you're planning
  • Target market or location
  • Purpose — bank, licensing, investor or your own decision
  • How much technical detail the project needs
  • Whether primary (field) research is required

Questions

Feasibility Study & Business Plan FAQs

Straight answers to what clients ask us most about feasibility studies and business plans in the UAE.

What is a feasibility study, and how is it different from a business plan?
A feasibility study tests whether a business idea is viable before you commit — examining market, technical, financial, legal and operational factors to give a proceed / adjust / pause recommendation. A business plan describes how you will run and grow the business once you have decided to go ahead. Feasibility comes first; the business plan follows. Many clients need both, and we prepare both.
Is a feasibility study mandatory for setting up in the UAE?
It is not universally required for every business set-up, but it is effectively required in many cases — for example when a free zone or licensing authority asks for one before approving an activity, or when you are seeking a bank facility or investor funding. Some regulators also ask for a multi-year business plan. Tell us your activity and intended jurisdiction and we'll tell you whether one is needed.
Will a feasibility study get my bank loan approved?
A credible study gives a bank the structured basis it needs to assess your project, and a well-prepared one supports your application — clients have obtained facilities on the strength of our studies. But no honest firm can promise approval. Lending decisions depend on collateral, the market cycle, cost of funds and the bank's own assessment — factors beyond the study itself. What we deliver is a report that stands up to that scrutiny.
Why use chartered accountants rather than a general consultancy?
A feasibility study lives or dies on its assumptions. As auditors, we see real margins and cost structures across thousands of audited accounts in most UAE industries, so our projections are benchmarked to reality rather than to a template. Banks and authorities also generally prefer a study from an independent professional firm rather than the promoter — and as chartered accountants, that independence is built in.
How much does a feasibility study cost?
There's no flat rate — cost follows the scope: which parts of the study you need (financial only, market only, or the full set), the sector, the data involved, and the format your bank or authority expects. We scope first, then quote fairly and transparently up front, so you'll find it reasonable for the quality you receive. Send us a few lines about your project and we'll come back quickly with a quote — no obligation, no need to call around.
Do you prepare feasibility studies for free-zone and industrial set-ups?
Yes — this is core work for us. We prepare feasibility studies and business plans for companies setting up in zones such as KEZAD, JAFZA, Hamriyah, DWC, SAIF and RAKEZ, covering the project's capital, facility and plot needs, projected visas, machinery, production, revenue and other details as the project calls for. Send us your zone and activity and we'll scope the study to match.
How long does a feasibility study take?
Most studies are delivered in 3 to 8 weeks, depending on complexity and how readily the underlying data is available. A focused single-product study sits at the shorter end; large industrial or multi-site projects take longer. We confirm a realistic timeline as part of the fixed-fee proposal — we won't promise a turnaround we can't meet.
Which industries do you prepare studies for?
We have prepared studies across industrial and manufacturing, trading and retail (furniture, high-end fashion and leather goods), services (schools, nurseries, clinics and medical centres, financial-services set-ups), hospitality, healthcare and leisure. Because we audit across most UAE industries, we can benchmark almost any sector, so if yours isn't listed, it's very likely one we can take on.
Can you prepare a multi-year (five- or seven-year) business plan?
Yes. Where a licensing authority, regulator or compliance body requires a longer horizon, we prepare multi-year business plans — including five- and seven-year plans — to the format and level of detail they expect.
